Maintenance and Operations Updates
Construction Work at 30 Charles
Please be advised that two renovation projects will be taking place outside of 30 Charles next week. The first is in the retail area (formally Captain Printworks) at Balmuto Street and Charles Street West from September 12th to 13th and the second is renovation work on the flooring in the main hallway of the 730 Yonge Street mall from September 14th to 15th. This work is being managed by Canderel which is a property management firm responsible for the retail stores at 30 Charles Street West/730 Yonge Street.
During this renovation, they will be removing existing ceramic floor tiles and some concrete sections. Canderel has advised the noisy work will take place from 9:00am-1:00pm.

Annual Unit Inspections at 30 Charles
Annual Unit Inspections are expected to begin at 30 Charles on Tuesday September 13th
Residents can expect that the inspections carried out by our Maintenance Technician staff will primarily focus on safety matters listed below:
- Inspection of unit smoke alarm for operational status and expiry date
- Inspection of unit fire alarm speaker and horn to ensure no obstructions
- Inspection of unit front door closer to ensure operation
- Inspection of unit window locks to ensure presence and operation
- Determining the presence of window installed Air Conditioner
A general inspection of all plumbing and electrical services will also be done.
Residents will receive a Notice of Entry form, with the inspection date and a 3-hour entry window, either in the morning, mid-afternoon, or early evening. There will be no inspections prior to 10:00am or after 7:00pm and inspections will only take place Tuesday-Thursday. If there are any issues with the date of entry, residents are asked to contact the Residence Office as soon as possible so the inspection date can be rescheduled.
The maintenance staff member will require access to all areas of the unit to complete the inspection, and if all items are in order, the inspection should be no more than 10 minutes. If an inspection item needs replacement or repair, such as an expired smoke alarm, this repair must be completed on the same day of the inspection. Maintenance staff will be asked to carry material stock and tools with them to complete such repairs, when necessary.

Upcoming Toronto Hydro Planned Power Interruption at 35 Charles
As noted in last week’s communication, we have been informed by Toronto Hydro that they have planned two power outages affecting 35 Charles to rebuild the electrical delivery system for our community. The first shutdown is scheduled for Wednesday September 14th, 2022, from approximately 8:00am – 12:00pm. The second outage has not been scheduled yet, but we are seeking further detail, which will be provided once it becomes available.
Emergency power will be used once the main power source is shut down for the building, however this will be limited to just elevators and some emergency lighting throughout the buildings. Domestic water supply equipment. any HVAC systems (kitchen and bathroom exhaust, corridor make-up air), and garbage chutes will also all be shut down. Retail spaces and the George Brown College Daycare center connected to the residential tower will also be affected by this power outage.
This outage will also affect the building’s FOB system and garage doors. To accommodate residents, the garage doors will be opened and powered off prior to the shutdown to allow tenants entry and exit. Additional security will be brought in to keep these areas secure, while a security guard will manage lobby access, as well as provide a Fire Watch.
We understand that notice of a power outage is never welcome news. We are closely monitoring the situation as this scheduled work is subject to change with little to no notice, as has been our experience in the past, for which we will do our best to communicate updates via our website.
To help accommodate our residents, laundry facilities and public washrooms at 30 Charles will be made available for use. We also recommend filling bottles, containers, and pots with water before the shutdown.
Additionally, this shutdown will affect our Residence and Admissions offices located at 35 Charles. These offices will be closed for the duration of the shutdown, but our Operations staff will be onsite and closely monitoring the situation.
