Faculty Housing Communal Laundry Rooms
Satisfaction with Communal Laundry Rooms has Increased
Communal laundry facilities are only available for some of the Faculty Housing tenants. In last year’s survey key findings report, UFH noted that improvements to the communal laundry rooms needed to be made in order to increase satisfaction. Since then, several machines have been replaced, which has correlated to a higher tenant satisfaction rating. UFH recognizes there is still room for improvement and will continue to monitor the status of the equipment in the laundry rooms to ensure it is running well for tenants.
“It was nice to have new washing machines installed this year”
Hallways and Stairwells
Tenants Continue to Be Satisfied with Stairwell Conditions
When soliciting feedback on stairwells, 88% of applicable tenants said that they were either satisfied or very satisfied with Stairwells, an 11% increase from 2022.
Snow Removal, Spring/Summer Landscaping, and Garbage Removal
Tenants Continue to Be Satisfied with Outdoor Services
Overall, tenants continue to be satisfied with all the outdoor services provided to them, rating Snow Removal, Spring/Summer Landscaping, and Garbage Removal services as either “Satisfied” or “Very Satisfied”. There was a decrease in satisfaction for Spring/Summer Landscaping and to address this UFH will be sharing these results with the property management company to discuss areas of improvement that can be made.
Tenants Still Feel There is Too Much Road Salt Being Used
In both the 2022 and 2023 surveys, tenants commented that they felt too much road salt was being used on walkways. UFH communicated these concerns to the snow removal contractors and a change from road salt to a de-icer should be taking place. UFH will reiterate these concerns to the contractors, but safety for their tenants and avoiding slips and falls remains their priority.
“The amount of salt used is very high. I would prefer alternative methods.”
Broken Garbage Bins Were Not Replaced
“It seems no action has been taken during the last year to replace the broken garbage or recycling bins. They continue to attract pests and wildlife.”
“Some of the garbage/recycling bins are damaged, which allows wildlife to more easily access them.”
“Consider replacing broken garbage and recycling and compost bins.”
In the 2022 survey, tenants noted that broken garbage bins were attracting pests. UFH committed to replacing these bins and unfortunately, some were missed or broken after the initial round of replacement. UFH will share this feedback with property management staff and reiterate the importance of continuously ensuring the bins are in good shape and to request new bins with the City of Toronto for any that may break.
Tenants Want Porches to be Cleaned Up
When soliciting feedback on other property improvements, tenants suggested that porches could use some attention and a power wash to remove dirt and debris. UFH agrees that this would be useful to conduct and will be scheduling power washing of porches once the weather permits.
“Power washing our back porches would be great.”
