Maintenance and Operations Updates

30 Charles Roof Replacement Update

Please be advised that roofing contractors have begun mobilizing onto the residential towers at 30 Charles. Initial preparations and cleanup have started, and residents may notice an increased presence moving forward.

The nature of this work will be noisy at times and residents may notice odors from the roof materials. We encourage residents to keep windows closed to reduce these factors. The University’s Building Engineers have also installed upgraded charcoal filters in the building’s air intake systems to ensure air quality is maintained, and to mitigate odors from the roof materials being used.

Work will take place Monday to Friday from 8:00am – 6:00pm, but UFH Operations staff have stipulated with contractors that noisy work must only occur between 9:00am – 5:00pm. A commitment from the contractor has also been secured to abide by a “No Noise” work period from 12:00pm – 1:30pm. This was negotiated to provide residents with a break from noisy work. Elevator traffic will not be affected by this project.

We will continue to update residents on any relevant information or changes to this project as they occur via email and on our website. Your patience is appreciated as this very necessary work is conducted. Any questions or concerns regarding this project can be directed to operationscharles.ufh@utoronto.ca.
