30 Charles Upcoming Roof Replacement Project 

We are writing to inform residents of the upcoming project to replace the roof at 30 Charles. This work is necessary as the roof has reached the end of its lifecycle, and the safety and longevity of these buildings are a priority.  

Below are project details that are important such as duration of the project, what residents can expect, and the provisions we have arranged to mitigate the impact on residents. 

Estimated Timeline for Project and Resident Impacts 

Beginning next week, contractors will be moving equipment into the alleyway on Balmuto Street for this project. This equipment will be moved as the project progresses, with the next location along Balmuto Street, and then the podium deck in front of 30 Charles. Each location will be closed one at a time while the work is being conducted. The first area of roof to be replaced will be the roof above the commercial retail area behind the residential towers (north side of the building). Residents should not be impacted by this work.  

Beginning on October 30th, work will begin on the roof of the residential towers of 30 Charles. Work will take place Monday to Friday from 8:00am-6:00pm, but we have stipulated with contractors that noisy work must only occur between 9:00am-5:00pm. Elevator traffic will not be affected by this project. 

This project is estimated to be completed in March of 2024. Please note that project timelines are subject to change due to weather conditions or project-related matters.  

Accommodation for Affected Residents 

The nature of this work will be noisy at times and residents may notice odors from the roof materials. We encourage residents to keep windows closed to reduce these factors, but we have also planned the following provisions to provide residents with a respite from this work. 

Beginning October 30th, until the end of March 2024, the Recreation Room on the 2nd floor of 35 Charles will be reserved and open Monday-Friday from 9:00am-5:00pm as a quiet space for residents at 30 Charles. Additionally, the Lounge at 35 Charles and the Meeting Room on the 3rd floor of 30 Charles will remain open as a space for residents to utilize as needed. 

The University’s Building Engineers will be installing upgraded charcoal filters in the building’s air intake systems to ensure air quality is maintained, and to mitigate odors from the roof materials being used.
