Maintenance and Operations Updates

Mandatory Fire Drill at 30 and 35 Charles 

Please be advised a mandatory Fire Drill will be conducted at both 30 & 35 Charles Street West on October 15th, 2024, starting at approximately 10am. An announcement will be made during the commencement of this drill. Residents will be asked to exit their units and descend the nearest stairwell safely. 

The building fire alarm system will typically sound for up to 15 minutes. 

During fire drills, the UofT Fire Prevention and the UFH Operations team assesses the readiness of the fire alarm systems and emergency exiting provisions. The purpose of a mandatory evacuation fire drill is to practice the emergency evacuation procedures as though a real fire emergency is taking place. 

Everyone’s participation is critical to test each building’s evacuation procedures and exiting, as well as identify and address potential issues under full occupancy conditions. 

UFH Operations and UofT Fire Prevention staff will be positioned outside and will help guide residents away from fire exits and toward the courtyard & podium areas. We ask that you do not cross the street into the other buildings podium area during this drill.

Heating System Start-Up 2024 

Please be advised that Building Operations staff, along with the University of Toronto Building Engineers are closely monitoring weather forecasts to determine when the heating systems in both buildings will be turned on for the upcoming heating season. Long-term weather forecasts over the next 2 weeks indicate that the heating systems can remain off, and the buildings can retain enough heat to satisfy the temperature threshold of 21 degrees Celsius. If there any weather changes that result in a drop in outdoor temperatures, the heating systems will be turned on immediately. This may happen at any point throughout the day. When the systems are turned on, Residents will be notified as soon as possible.   

Important Information Regarding the Heating Systems 

The building heating systems are centrally operated, meaning they adjust to outdoor temperatures. As the outdoor temperature falls, the heating system will operate at a higher output to adjust for the temperature change; and vice versa.  

We remind our residents to check/confirm that all windows and balcony doors are closed and secured properly to eliminate cold air from entering the apartments. If you have a window Air Conditioning unit (A/C unit) installed, it is strongly recommended that the A/C unit be sealed on all sides to prevent cold air from entering during the winter months.  This is especially critical underneath the A/C unit. Placing a towel underneath the A/C unit, above the windowsill, will help prevent cold air from entering your apartment. You can use a plastic bag and tape to cover and seal around the A/C unit. If there is an ‘operable’ vent on your A/C unit, make sure the vent is closed before covering your A/C unit. 

If you have difficulties stopping cold air from entering your apartment from around the A/C unit or if you have any other concerns regarding the heat output in the unit, please contact Building Maintenance, who will be able to assist. 

If your apartment is too cold (under 21 degrees Celsius), please contact the Residence Office as soon as possible to have a Maintenance Technician inspect the heating system.  

Unfortunately, Operations staff are unable to adjust the heating system to satisfy personal preferences. If you find that your unit is too warm for your liking, please allow time for the central system to adjust to changing outdoor temperatures and/or make arrangements to cool the space by using a fan or opening a window. 

Rogers Internet Cable Clean Up 

Please be advised a Rogers contractor will be on site to conduct an internet cable clean up at 30 Charles Street West. This work will be conducted from the exterior of the building, using a two-person suspended swing stage (harnessed stage suspended by ropes). The workers will not be accessing your balcony to reposition wires. This work will occur between Wednesday, October 16th – Friday, November 15th (approximately), between the hours of: 8:00am – 5:00pm daily  

Rogers may request access to units to complete the line repositioning. If a request is made, a notice of entry will be sent to the unit at least 24 hours in advance.  

Completion of this project on schedule is entirely weather permitting. Heavy winds or rain will cause delays which may affect the start and/or completion dates of this work.   

Workers may be visible on the exterior of the building during the project. Please take any precautions to maintain your privacy for the duration of the work.
