Maintenance and Operations Updates

Upcoming Rogers Outage at 30 Charles 

Roger’s Communications has informed UFH Operation Staff that residents at 30 Charles will experience intermittent internet/phone/cable disruptions on Oct 17th, 18th and 21st between 9am-5pm. Technicians will be cleaning up the Rogers infrastructure (required maintenance work) that will result in temporary outages/service interruptions. The Recreation Room at 35 Charles Street West can be used for internet access between 9:00am-4:30pm throughout the duration of this project.  

UFH Playground Temporary Closure 

Please be advised the community playground at 35 Charles Street West will be closed from October 21st to November 8th to facilitate shoring and excavation work related to the 35 Charles Generator Replacement project.   

The scope of work will include excavation and shoring work in the exhaust shaft near La Scala Lane and in the parking garage. There will be machinery, and crews present in these spaces.  

Building residents may experience construction noise during this two-week period. Residents on the south side of 35 Charles may wish to close their windows and blinds while this work is being conducted. Pedestrian and parking garage pathways along La Scala Lane will be maintained, however, residents should be mindful of equipment use, and work nearby, while passing through these areas.  

The meeting room at 30 Charles Street West has been designated as a quiet study space which can be used by residents throughout the duration of this project.  

Thank you for your co-operation and understanding as we progress through this critical infrastructure repair. 

Heating Systems ON for the Season 

Please be advised the building heating systems have been powered on as of Thursday October 10th, 2024.  

These systems are centrally operated, which adjust to outdoor temperatures. U of T Building Engineers monitor all mechanical equipment, including heating boilers, daily.  

As the outdoor temperature falls, the heating system will operate at a higher output to adjust for the temperature change; and vice versa. All apartments are equipped with hydronic heating systems, which use hot water circulating through sealed pipes to heat your living space. Radiators are located beneath the living room and bedroom windows. Please report any leaks in valves or fittings to the Residence Office promptly. 

Unfortunately, Operations staff are unable to adjust the heating system to satisfy personal preferences. If you find that your unit is too warm, please allow time for the central system to adjust to changing outdoor temperatures and/or decide to cool the space by using a fan or opening a window. 

To help manage cold weather, please ensure all interior and exterior windows are closed and that AC units are sealed and covered. Radiators should not be blocked by long curtains or heavy furniture to allow for airflow. Keep exhaust ventilation grills clean to increase warm air from the radiators being drawn across the apartment by the ventilation system. The air spaces around apartment doors should be kept clear so that the ventilation system can draw warm air from the corridors. If you still find it cold after taking these measures, please inform the Residence Office and a technician will be scheduled to inspect further.
