Maintenance and Operations Updates

30 Charles Annual Unit Inspections

Please be advised, Annual Unit Inspections at 30 Charles St. W. will commence on Tuesday, March 10th, 2026.

Residents can expect that the inspections carried out by our Maintenance Technician staff will primarily focus on the safety matters listed below:

  1. Inspection of unit smoke alarm for operational status and expiry date.Inspection of unit fire alarm speaker and horn to ensure no obstructions.
  2. Inspection of unit front door closer to ensure it is operating as required.
  3. Inspection of unit window locks to ensure they are installed and operational.
  4. Determining the presence of a window installed air conditioner.

All unit inspections should be completed by the end of May, approximately.

Residents will receive a Notice of Entry, with the inspection date and a 3-hour entry window, either in the morning, mid-afternoon, or early evening. There will be no inspections prior to 11:00am or after 7:00pm and inspections will only take place from Tuesday to Thursday. If there are any issues with the date of entry, residents are asked to contact Housing Services as soon as possible so the inspection date can be rescheduled.

The maintenance staff member will require access to all areas of the unit to complete the inspection, and if all items are in order, the inspection should be no more than 10 minutes. If an inspection item needs replacement or repair, such as an expired smoke alarm, this repair must be completed on the same day of the inspection. Maintenance staff will be asked to carry material stock and tools with them to complete such repairs, when necessary.
For inspection items outside of those outlined above, we ask that residents take time to review deficiencies in their units and report them to Housing Services, using the online maintenance portal located on StarRez. Any paint, plaster or floor damage will require the scheduling of our general contractor for repairs, and any emergency maintenance issues, such as clogged drains or leaks, should be reported immediately to Housing Services, or directly to the on-call Maintenance Technician.

30 Charles Annual Fire Alarm Testing

All fire alarm devices in the building, including the speakers in each apartment unit, will be inspected and tested from March 3, 2026, through March 31, 2026 (Weekends and holidays excluded).

Starting on Tuesday March 3, 2026, our Fire Alarm contractor and U of T Fire Prevention, will be performing the Annual Fire Alarm Test throughout the building. We anticipate this testing will take approximately four weeks to complete. Testing is required to confirm proper operation of all fire alarm devices, as well as intermittent use of the fire alarm paging system, typically on a floor-by-floor basis.

Entry will be required into each apartment unit to confirm the operation of the Fire Alarm speakers. Security staff will be escorting our contractor to each apartment unit, for speaker testing. Pursuant to the Residential Tenancies Act, Section 27, each unit will receive a 24 hour ‘Notice of Entry’ notice, for the testing in your unit.

We anticipate that our Fire Alarm Contractor will be able to complete the testing on approximately eight (8) floors per day, and the testing will commence on the 21st floor and proceed down the building. Although it is difficult to ascertain, with certainty, how many units the fire alarm contractor will test, in any given day, the following is an approximate schedule for unit entry and testing:

  • Tuesday March 3rd: 9:00am–12:00pm (Testing in suites on floors 21-18) security escort
  • Tuesday March 3rd: 12:00pm–3:00pm (Testing in suites on floors 17-14) security escort
  • Thursday March 5th: 9:00am–12:00pm (Testing in suites on floors 12-9) security escort
  • Thursday March 5th: 12:00pm–3:00pm (Testing in suites on floors 08-04) security escort

Testing will start at 9:00 a.m. and will be completed by 4:00 p.m. each day. Voice paging announcements will be made at the beginning and end of each testing day to keep you informed.In the event of an actual fire alarm, a voice paging message will be made to all floors to notify residents of required actions.
